Tenants Fees

Referencing, Right to Rent and Credit Check - £50.00 per Tenant

To be paid in advance of the application and referencing being completed.

This charge covers checking your credit score, previous landlord and current employer references and any other information to help assess the affordability of your application.

This is completed by a third party referencing agency.  A charge of £50.00 applies per tenant for this service. These references may be passed to our client so that they can make a decision on granting a tenancy.

Prior to the referencing request being processed, you are required to provide photo ID in the form of a passport or EU driving licence, and proof of your most current address by way of utility bill or bank statement dated within the last 3 months.

Please note this fee also applies to any Guarantor Application.

Express Referencing Service - £70.00 per Tenant

To be paid in advance of the application and referencing being completed.

This fee applies if you request for the tenancy to commence within 2 working days of your offer. This will prioritise your application and includes the additional cost for the 24 hour referencing service.

Company Reference - £50.00

To be paid in advance of the application and referencing being completed.

This charge applies for any Company Applications.

Details of intended permitted occupants of the property must also be provided to be recorded in the tenancy agreement.

Administration fee - £200.00 per Tenancy Agreement

Payable on completion of referencing

This fee covers the drafting and issuing paperwork including the preparation of the legally binding tenancy agreement.

Permitted Occupants - £25.00 per Permitted Occupant

All permitted occupants detailed on the Tenancy Agreement are required to provide photo ID in the form of a passport or EU driving licence, and proof of their most current address by way of utility bill or bank statement dated within the last 3 months.  These are required to complete Identity and Right to Rent Checks.

Note: It is the tenant's responsibility to ensure Chapels are made aware of all occupants of the property.

Tenancy Renewal Fee - £35.00

If a tenancy is renewed for a further fixed term period this fee will apply to cover our administration.

Inventory and Check Out Fees - Vary depending on property size.

We strongly recommend the Landlord completes an Independent Professional Inventory at his own expense.  

The inventory will provide an assessment of the property's condition and also detail any furniture or other items provided with the property.   A copy will be issued to the tenant to review and sign off.  Any amendments requests to the inventory must be sent in writing and approved by the Landlord.

The tenant is responsible for the check out fee at the end of term. This covers the cost of the Independent Inventory company returning to the property and preparing the relevant check out report.

Rent Collection Charges

Any rental payment made by cash or cheque will incur a processing charge of £14.40 per transaction.  An invoice will be issued to the tenants for settlement.

Where there are a number of tenants sharing accommodation, multiple payments must not be made. It is only acceptable that there is 1 Standing Order payment per property on a monthly basis.

Should a tenant default and the rent is received in more than one instalment, a processing charge of £14.40 will be charged for each additional rent instalment.

Please note: Each tenant detailed on an agreement is jointly and severally responsible for the total monthly rental. Therefore they are equally liable for the non-payment of rent by one of their co-tenants.

Contract Default Charge - £30.00

This fee is in connection with any default on the tenancy agreement by the tenant.

The charge is applied when a letter issued or visit to the property is completed as a result of the default. This fee is also applicable to second and subsequent letters issued as a result of late rental payments.

Tenant Change over Fee - £120.00

If a tenant(s) wishes to leave the property mid tenancy and replace themselves on the contract, then most of the administration process will need to be conducted again. The fee is to include the issue of a new tenancy agreement to all parties, the inclusion of the new tenant(s) and re registration of the deposit. Please note in addition to the Change over Fee, the referencing fee will be applied to any new tenants to be processed.

Early Termination of Contract

In the event of the tenant giving notice of his intention to vacate before the break clause of any Agreement, the tenant agrees to pay any reasonable cost incurred in the re-letting together with the rent until a new tenancy takes effect. The tenant will also be responsible for the repayment of the pro rata charge paid in advance by the landlord for the unexpired portion of the tenancy.

Landlord Reference Request - £30.00

Should a tenant require a written reference for confirmation of their tenancy and how this was conducted, a charge of £30 is applicable.
