Tenant Referencing Criteria

All referencing is carried out by Blinc Tenant Referencing.

A time sensitive link will be sent by email.  This link contains the application form for completion and return.

Criteria set as follows:

Credit Check

  • A good credit history - no CCJs, Bankruptcy, IVAs etc
  • Please ensure any CCJS detailed on your credit file are declared at the time of application

ID Verification and Right to Rent

One form of photographic ID to be sent to Chapels. For example:

  • UK or International Passport
  • UK Drivers Licence
  • European ID Card

One form of additional proof of ID sent to Chapels (to confirm address within the last 3 months). For example:

  • Utility Bill
  • Bank Statement
  • Payslip

Travel Visa or Right to Rent Documents (if required)

Residency Check

  • Address to confirmed for the last 3 years
  • Good Landlord reference received, current and previous
  • Proof of Ownership (if required)
  • Proof of Residency (if required)

Employment and Income Check

  • Employment to be confirmed for the last 3 years
  • Must be minimum of 6 months in permanent employment, although can be more than one employer (employment must be permanent ongoing)
  • Earnings of a minimum of applicants share of rent

Additional

  • Next of Kin details (not spouse or joint tenant)

Guarantor Reference

In some cases where the applicant has failed to meet the required criteria, a guarantor will be requested for added security, they will be referenced in the same manner as a Full Reference, and they will also need to show earnings of 2.5 times the rental amount.

Company Reference

The service will look into:

  • Directors Information
  • Date of Incorporation
  • Registered Office
  • Letting Agent/Landlord reference (where applicable)
  • Trade Reference(s)
  • A full analysis of balance sheet and profit and loss
  • Credit details held with a leading credit reference agency (including score and credit limit)
